About This Calculator
The Refi Break-Even Calculator is a small, single-purpose tool built to answer one question clearly: when does a mortgage refinance actually start saving you money? It is maintained by Marcio, an independent tools builder who designs calculators that show their full math rather than hiding it behind a black box.
There is no sign-up, no lead form, and nothing is sent anywhere. Every calculation runs in your browser using the standard mortgage amortization formula, the same one lenders use. We deliberately keep the inputs limited to the figures that change the answer, the loan balance, the two rates, the terms, and the closing costs, so the result is easy to trust and easy to reproduce by hand.
